I don’t understand this, I’m hopefully buying a maisonette which is the upper two floors above some commercial buildings
Does this mean if the place burns down the Freeholder can do nothing then after 3 years I get a share of the insurance rebuild costs. Would I retain some sort of stake i.e air rights . It seems wide open to abuse

Obviously the insurance rebuilds cost payout would be a fraction of open market value of the maisonette0

If the lease terminates then no, you would have no further rights.
All pretty standard, your solicitor can explain further if you need.1
