Tile Vents or Vented Soffits

Are there building regs that say the eaves should be vented? Is it best to go with tile vents, vented soffits or both? How much extra in cost are vented soffits compared to normal soffits? It's confusing - each roofer has his own way of doing things.

If you’re able to use a drill, the bit and vents cost about £25 total, tile vents are about £60 each depending on tile size. They are also relatively easy to put in yourself, assuming it’s a single storey roof.2006 LBM £28,000+ in debt.

It depends on the age if house and what the soffts are made from. If it's EMS (expanded metal mesh sheet) covered in cement/plaster, it is 'quite difficult' to drill through.0

I was about to accept a quotation when I asked my son to look through it. He noted that they say they might use weatherboard rather than OSB, if they can't get OSB. What's weatherboard?0

I believe the op is in Scotland, roofs have to be boarded first then counter batten, membrane and then battens for tiles etc.EssexExile said:

I’ve always thought of weatherboard as feather edge and I don’t know enough about Scottish practice to comment.Maybe, just once, someone will call me 'Sir' without adding, 'You're making a scene.'1
