Would you give lower offer?

hi all
so just a general question, if you viewed a 6 to 7 year old flat or house that you liked but you noticed the following issues:

- some dents on hardwood floor
- shower mixer chrome plate cosmetic damage by wrong cleaning materials (expensive mixer)
- few stains on bedroom carpet

would you either put forward lower offer and if so by how much?
or would you walk away?

    You might as well walk away, because if I was a vendor you put forward a lower offer based on those three things, I certainly wouldn't deal with you.
    Are you a FTB?

    I am helping a frend who is a FTB but yes I not owned a place before either.
    The shower mixer is Hansgrohe so full thing costs like £1400 haha which was surprising! So asking the question.

    Yes, but you don't need to replace it at all, and even if you chose to, you don't need to replace it with something as expensive as that. It's not going to make any material difference to the value of the property.

    Your friend can use whatever criteria they choose, to decide how much to offer.  They can offer whatever amount they like - it can be less than the asking price, and they don't have to list any reasons why they're offering less than asking price.


    Personally, I wouldn't mention things like the floor, the carpet, and the shower mixer - that might start silly arguments about their condition, how much repairs/replacements would cost etc. (And the sellers might feel insulted by comments about their stained carpet.)

    Your friend just makes their offer, based on what the property is worth to them and/or what they can afford.


    If the seller thinks/hopes that somebody else will offer more, they'll reject the offer. If the seller is happy with the offer, they'll accept it. 

  • Your best reason to make a lower offer is that house prices are about to start rolling down a gentle hill (possibly with a cliff at the end of it, although very uncertain)!

    All these things are second hand, with second hand associated values.

    I take the approach if you can see them when viewing, presume the house price has taken them into consideration already.

    Fully expect your friend to walk away when the survey comes back cos, if they're daunted by these minor things, they're going to run for the hills when they see that! They can appear scary to a FTB!
