We left booking a summer holiday rather late, so most costal properties were booked up.
Is this the real reason for the premium price? Few properties remain so the ones that are available ramp the price. In the same way that hotels and airlines work?

No it was the usual summer holiday price. Quite a few airbnb places had discounts to fill their summer holiday vacancies. We chose this one as it was walking distance (ish) to the beach.
