For future reference if you are keeping the term and the lending amount the same you can usually apply for a new product at the end of your fixed rate directly with your lender, no credit check or need for solicitors etc.  i did mine online a couple of months back, took two minutes, confirmation email received and the new monthly payment will come out in September.
Yeah I did know about that, unfortunately my credit was a problem when we took out our mortgage and the interest rate is quite high. their product switch rates are already nearly what I'm currently paying so I'm worried that in another 8 months it will be higher so decided to try and see if we could go high street which saves us £100 a month and gives us stability for the next 5 years 🙂 wasn't sure we would be accepted to be honest but decided it was worth the try!
I was exactly the same as this, my credit was an issue and on a really high rate, ive switched now and in november i'll be saving £700 a month!!
Looking to remortgage December 2022 onto a better rate!

no it wont matter, they will send that amount you applied for to the solicitor and he will pay your settlement figure, then he will return the balance left back to you the same day - so you'll have some money back
Thank you! I'm a natural born worrier so I'm constantly trying to think of anything that might go wrong 🤣
You will be absolutely fine, you have the offer now, and the solictor will do their thing, try not to panic

That's awesome, I almost went for a 2 year fix again but just too worried about where interest rates will be so decided 5 years was the safest bet for us cause by then the youngest will be at school instead of nursery and we would have more disposable income

yeah we decided on the 5 year fixed, we went with the green mortgage as there was discount on the rate if you had a EPC A or B and we have a B ... im just so happy we are back with a mainstream lender now

I checked my offer letter and its a&c. Is that who you've got? Should I have heard something by now? And congrats to your mum, my tracker updated about 8pm with my offer when I got an email at 11am to say it had been passed.
