Will a poor employment history keep me from getting a mortgage? Desperate for answers!

Options

Hi.

I’m quite stressed and desperate for answers and I’d really appreciate if anyone with mortgage experience such an advisor, anyone who’s been in a similar situation or anyone knowledge could help me.

My employment history is poor, due to my dad becoming unwell a few years ago and I was caring for him.

So from 2014 June - 2016 august  I was in fulltime employment. This was directly after I graduated.

My dad became unwell around August 2016.

After 2016 August I was employed by NHS temporary staffing and working temporarily. So I would work a shift a few times during the year.

From February 2022 to now I have a permanent fulltime job which I intend to stay in. My dad does not need care anymore and I can now finally progress in my career.

My issue now is, that I’d like to get a mortgage with my partner. He has had a stabile job and income for nearly 10 years now. He’s been in his current employment for 3.5 years so far.

I am wondering will my poor employment make a difference in me securing a mortgage? Will they ask me about my employment history? Is there going to be any problems for me due to my poor employment history even thought I’ve got a fulltime permanent job now?

Or anything else that may cause an issue?

Other details are that me and my partner have quite a good deposit, around 40K and the houses we are looking at are around 230 k

The deposit we have are gifted and my partner is on a salary that is 36 k

I’d really appreciate advice, I feel really anxious thinking about this. Thanks a lot!

@Snickersfudgebrownie With 6+ months in a perm PAYE role, that's more than enough for most mainstream lenders. You'll have no issues on that front.

Even if you both had your employment history, your mainstream mortgage options would be no better/worse. I hope you get the picture :)

  • Thanks so much @K_S for your reply. I’m so grateful!

    Sorry can I just ask again;
will I be asked at all about my employment history? So before the permanent fulltime role I’ve got now.

    Thanks alot
  • @K_S just asking this as if I had to provide employment history, then the company I used to work with doesn’t exist anymore, and also one of the agencies doesn’t exist anymore so I wouldn’t be able to provide employment history. Would that be an issue?

@Snickersfudgebrownie Most mainstream lenders will not ask for previous job details if your current employment has 6 months history. And even for the couple that might, it won't make any material difference if you were unemployed / self-employed / part-time / ad-hoc etc.

No lender is going to need an employment reference from a previous employer.

You mention that the deposit is gifted, could that cause more issues than the employment situation?

@jimjames Based on the limited information in the OP's posts, the deposit being gifted should not have any material impact on their lender options.

the deposit is from my parents. Money that they have saved over the years and this can be proved. Will this cause any issues?
