House insurance on a private road

So we're set to buy a house, but the road it's is basically a dirt track! A few of the properties own parts of the road, with other houses having the right to access over it.

Do I need specialist insurance for such a situation, and where would I look for it?!?

    Do you own any of the Road?  If not you can’t insure it.

    The house does indeed own a section of the road.

    Has your solicitor asked what the set up is?  

    On our private road we have an RA and we each pay towards Whole of Road insurance, whereas the road behind all own to the middle of the road and that comes under their own house insurance.  However, each house in our road has to have written ROW signed by one of the two Trustees.  What happens when they both pass - no idea.  Do you have written assurance from 'Mrs Smith at No 1' that you can always cross her land?

    Whilst it may be a dirt track, some maintenance will be needed, particularly after heavy rain.   Who undertakes the maintenance and do you have a 4x4?
