Neighbour encroaching my garden

And here's the google view of it at the moment.Bendy_House said:Duck, add to your research that alleyway... See if there's any reference to it - say as a Right-of-Way - on her deeds. If there is, ie it is ONLY a RoW, then that's a cracking lever to use.
It'll then become, "Thanks for asking me to clear my land, as I've discovered you've been trespassing on part of it. I also notice you've taken over an alleyway that is not yours. I'm not too concerned about the alley - not sure if I should report it or not - but I DO insist you remove all your property off my land. You have until the Xth. Ok?"
And you record this.
You situation isn't as clear in my head now that you've added the alleyway bit, so any chance of a sketch, or a pic of your deeds map?
The red blob is on the compost heap. The blue line is where I think the alleyway used to be before she fenced it off and the yellow blob is my house.

From that aerial view it doesn't look to be on your property.2

Thank you, DRP! I have and am just trying to figure out how to look at the history. I found the button, so that's a start hopefully!DRP said:download the google earth app for desktop (mac or pc) and you can rewind the map view to look at views back to 1985 (at least in my area you can).

No it's definitely your land - also the alleyway looks like the only reason to have one there is for access to you garden1

It's a fence. If I can figure out how to get a winter view, it might be more clear. Basically, if I walk along the fence on that side, my walk ends at the compost heap because of the fence they have put there at 90 degrees. However, if I move to the left, my garden goes on for about a meter and a half or so, up to a wall, which faces that concrete looking rectangle box.DanDare999 said:From that aerial view it doesn't look to be on your property.Yes, I'm not sure about that either, Ducks!Under your trees, what is physically there to determine the correct boundary line between the two of you?0 -
Is it definitely on your property? from the google pic it looks half on half off at best.

That wonky blue line is my fence. The right angle is the fence they have put up around the compost heap.1 -
does that mean the neighbour has removed your fence, or that your fence never actually continued all the way to the concrete rectangle (garage?)Duckdoodles said:Have a look at tBendy_House said:
