If in a periodic tenancy then the Sec 21 can be served by the landlord at any time, it does not have to align with the tenancy dates. A couple of days should be added to take in to account for postage but I don't think that is mandatory, the notice is deemed received once it is posted.1

I understood that service was deemed to have been made two days after 1st class postage? No free lunch, and no free laptop

If periodic you don’t have to leave until your LL or LA gets posession granted by your Local courts.Which takes around 6 months to a year.Any arrears at all? if you do have arrears of over two months then pay them off as they can use the S8 route (2 weeks notice )
does your LL have EPC electric and gas ratings , guide to rent forms added to the s21
if he/she does not have those then the s21 is invalid. And will have to reserve again with the correct papers.1 -
Let us know if when you get the notice ,
let us know if your LL put a How to rent guide in with it including the EPC stuff
if he hasn’t then the notice is invalid0 -
No arrears at all, always paid promptly on the last day of the month.Standingstrong said:If periodic you don’t have to leave until your LL or LA gets posession granted by your Local courts.Which takes around 6 months to a year.Any arrears at all? if you do have arrears of over two months then pay them off as they can use the S8 route (2 weeks notice )

Guide to rent form and tenancy agreement received but not gas or electric test forms, the gas check has been carried out regularly though. I thought they were only required to be shown at the beginning of the tenancy?
They 6a form was initially emailed to me with them, then hand posted without the documents.0 -
I just searched specifically for the gas cert requirements and found a section on NHAS that confirms the s21 is invalid so thanks.Standingstrong said:If periodic you don’t have to leave until your LL or LA gets posession granted by your Local courts.Which takes around 6 months to a year.Any arrears at all? if you do have arrears of over two months then pay them off as they can use the S8 route (2 weeks notice )

The GSC must be carried out and the cert supplied every 12m. The EICR is every 5 years. So the GSC is your trump card when it comes to the hearing.
Then you could rinse and repeat for the EICR if you wanted to. It's not enough to do the tests, you must supply the certs to the tenant.
Non supply of the GSC is also a criminal offence.
So our irrelevant dried fruit responses may have been of some use after all?No free lunch, and no free laptop
