Lease extension by text message

My question is fairly simple, we have an existing assured shorthold lease, currently on its 12th year after being renewed yearly by contracts.
If the current year was only agreed by text message by the landlord stating we can have another year & we agreed back via text, is that binding?
If it is would it be from the date of the end of the 2021 contract not the text message?
So 2 questions really ![]()

Do you mean a shorthold tenancy? It's binding even if verbal. But the point of writing it down is so that the agreement can be proven. It's sloppy and unprofessional, but not otherwise wrong. maybe he's running late and is going to follow up with a written contract?

They have used the rent date not end of last years lease date, the rent date is well before.
