Copy of deeds query

I have downloaded from gov.uk a copy of the register and plan to a house my daughter wants to buy, but I would also like a copy of the deeds. The register indicates there is a copy 'filed' but I cannot work out how to download a copy of it. All I can see is the option to pay £7 and post a cheque for a paper copy to be sent. I don't mind the fee, but is there no way to immediately download a copy of the deeds?

As you say, members of the public can get a copy of the deeds using an OC2 form and paying £7.
Businesses (e.g. solicitors) can register for access to Land Registry's business portal and download deeds electronically. Sometimes they can download them immediately, or sometimes they have to wait a few days while Land Registry prepare the deeds. (This is what I was told, but I'm not sure what the preparation involves.)
So if you need a copy really urgently, you might be able to ask your solicitor to get a copy more quickly than you can one.
There are also some companies advertising on the internet who say that they have access to the LR business portal, and will download deeds for you. But they charge much more than £7, and in my opinion, some of those companies seem a bit dodgy.
