Hi, I know that the LR can tell me how long a lease if left on a property ( that I'm interested in buying ) - but which document do I request to buy from them?
There are quite a few and some quite expensive!
Thanks

Why not ask the vendor to supply this? If they are selling with x years advertised as remaining then they should have evidence to prove it.
Never trust an EA to get this right.No free lunch, and no free laptop1 -
can't get info from vendor or EA - thats why I wanted to use LR0

Download the title register from Land Registry (£3) - it will have reference to the lease in Section A: The Property Register where it will state the date of the lease, the term and the parties who originally entered into the agreement. If you want a copy of the lease, you will need to request it from Land Registry using form OC2 (£7).1

Astonishing. A vendor who is unable or unwilling to provide the most basic info like this is likely to be problematic further down the line.
Make sure you reduce your offer by a tenner...No free lunch, and no free laptop1 -

FWIW, most estate agents are members of the Property Ombudsman Scheme.
The Ombudsman's mandatory Code of Practice says that the estate agent must download the title register (if available), to find out the lease length:7k In accordance with paragraph 5e, where the title is registered at HM Land Registry, you should seek to obtain title information to verify the tenure of the property.- In regard to leasehold properties, in accordance with paragraph 4e, you must provide material information to the consumer so they can make an informed transactional decision. Material information in respect of the lease includes, but is not limited to, the following:
- Number of years remaining on the lease;
Link: https://www.tpos.co.uk/images/codes-of-practice/TPOE27-8_Code_of_Practice_for_Residential_Estate_Agents_A4_FINAL.pdf
But it seems that quite a few estate agents who are members don't follow the rules.
So if the estate agent is a member of the Property Ombudsman Scheme and you feel like kicking up a fuss, you can direct them towards their Code of Practice.

But in any event, if the vendor isn't being co-operative with something as basic as this, it doesn't bode well for any future dealings with them - so I'm not sure I'd invest any more time/money.0

If you've have not made a mistake, you've made nothing1

@Tiglet2 - I had a look on the LR website and all I can see is to order the Land Registry Title Deeds which is £30?
You need the government official website HMLR - £3 each document1
