New build snag list

Hello all,

moved into my new build. I’ve got a vast snag list.

A lot are down to the paint work. The paint work is shoddy. Chips, paint bubbles, bumps of paint, wall paint of the gloss paint. Did anyone manage to get the developers to resolve this?

    You need to check your contract to see if you have a warranty from the builder that covers those issues.

    If you have an NHBC warranty, NHBC require the builder to fix defects that occur in the first 2 years.

    But other warranties don't all have that requirement.

    I wouldn't get too precious about paint, especially on the walls.
    The house will need to dry out and settle for a year or so anyway and the paint that they should have used is a porous matt emulsion to aid the drying out. It doesn't give the best of finish, especially as it is painted on walls that aren't dry.
    Most people will start to redecorate rooms to their taste after the drying out period.

    The paint on the woodwork is slightly different if that is poor.

    I’m pretty much painting all the rooms and already got a colour match for those that aren’t.
    There‘a not one area with the woodwork where it’s not chip or bubbled

    When did you move in? If under a year stop painting. The houses isn't ready to be painted.

    A few weeks ago, it’s paint straight on to plaster board, they didn’t plaster the house

    NHBC just a heads up wont cover much, and excess is so high even the things they do
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    There under a different scheme which is based in Scotland so they do pay out for more things as my solicitor looked into as he hadn’t heard of it before

    Don't fret and ignore paint bobbles.
    Look for possible damp patches in the paint (where it's flaking) rather than bubbles.
    You will get cracks in the plaster. We were told a crack or gap had to be the thickness of a pound coin for it to be an issue.
    Focus on sockets working correctly, bathroom floors draining, damaged tiles, windows / doors not opening properly etc.
    Oh and the gloss will yellow quickly in rooms with no / limited natural light.
    Check also that they have taken the plastic film off of trims and beading. A lot of our siliconing had to be done 3 times by the developer because they didn't take the film off.

    When was the house completed?  If you start painting the walls yourself then the developer won't come out under snagging plus the house needs to dry and settle first.  Its usual for the paint to be very thin and porous on the plaster board so that it helps with the drying out.

    We've been in the new house for almost 2 years and we will be painting this winter, in that time we have had a number of snags resolved such as cracks in the paint, poppers coming out in the ceiling etc and we will be doing a final snag list within the next few weeks to get them in before the 2 years is up.

    If you start doing it yourself, those areas will not be covered under snagging.  There is a house up the road that decided to wallpaper within a few months of moving in.  Fast forward a year and it looks pretty awful where the walls have dried out, they tried to report it under snagging and were told no as they had chosen to wallpaper against the recommendation to leave the walls alone for the first year or so.
