Contaminated Land - Action Required

Hi my solicitor has come back to me saying a search has come back with contaminated land action required
I have asked but not received a reply yet, will this affect me buying the property?
The sellers solicitor has given indemnity insurance. Will this be enough for the sale to go through or because it says action required will something need doing?
The solicitor did tell me tha it is on the owner of the property to fix if it's needed.
I'm a little worried
Has anyone else had this issue?
The property I want to buy is in the Birchwood area of Warrington
I have asked but not received a reply yet, will this affect me buying the property?

The report says royal ordnance factory, site notes to have been used as a filling factory0 -
And is the property built on the site of the factory? How old is it? If relatively new then they'll have cleaned it up and the info for that should be among the planning papers. If older then it may be more tricky.Phoenix1451 said:

There was a house that recently sold half way down the road so maybe 20 houses away, I know that's not a good indication as I don't know if they have cleaned their land as it were.
I think what is worrying me is the 'action required' and will this put my mortgage lender off and have my mortgage offer taken back.

You'll need to discuss with your solicitor. I expect they'll report back to the lender, and they in turn will seek advice from their valuer.
I wouldn't assume remediation standards in 1980 to be as good as they are today, and ordnance sites can have nasty stuff left on them.1 -

I just wish she would get back to me more frequently. It's hard not knowing what's going on and if I can do anything0 -
