Gas and electric checks - safety certificates etc

We have just paid £200 for an EICR ( for our rental ) Electrical Inspection and Condition Report the Gas Safe Certificate ( Gas check) was £551

For £200 I bet they checked a low % of the fittings - maybe as low as 10 or 20% - I know it costs more but I get the whole lot done.

Did make me laugh when British Gas plumber told me that it was a "Legal requirement to get a GSC to be able to sell a house"1

So we're going to ask the vendor to let us do an electric check and intend to do a gas check and service later. We conveyed this info to the solicitor who asked us for any concerns or comments regards the forms and survey.
He said, 'You can check the Gassafe website for any works done and notified or the planning portal, this should be tested.' Does anyone have a clue what that means, please? I can see general information on those sites but nothing where I can check things relating to a specific property.
2018 - £562 2019 - £130 2020 - £276 2021 - £106 2022 - £1400 -
To me he is saying check the gas safe register against the address, this should tell you what work was carried out and be a gas safe registered engineer. The planning portal is them saying check if any extension of the property or major works was granted.hdh74 said:

I'll try and do the gas thing. thanks. My understanding is that the extensions fell under permitted development and didn't need planning permission. Does the solicitor's searches not cover any of this? Getting info from my solicitor seems really hard work. Is that normal?TheJP said:

If it didn't require planning then it wont be in the portal or public domain. However ask if they have relevant certs for any work like fensa etc as that may indicate if they took the proper routes.hdh74 said:
