Crack in Orangery

Options
Survey came back saying no significant cracks etc tut noted this in orangery wall below a huge window. Anyone know how much of a job this is to fix and where I can get a rough idea of cost before exchange of contracts?

This is the window - hoping it wouldn't be affected by repair.

the brick/stone doesn't seem to be cracked, it's the pointing. not a very expensive job, I'm not sure I would bother with it. It's probably to do with the window installation, as opposed to anything else.

I'm thinking we could do that ourselves then.

You could do that yourself quite easily. The masonry under the frame looks a real bodge. That looks like a heavy tiled roof. What's holding the beam at the end?

Gulp, I hope there's steel posts in that corner

Which beam, which end? Steel posts in which corner? We're due back at the house on Wednesday to check a few things so it would be great to know what to look at. Thanks both.

The left-hand corner as in that pic. Almost certainly, there will be steel (possibly aluminium) posts inside the PVC framework. I mean, that roof cannot be held up by the actual windows!
Your surveyor must have considered this.
We have something similar - a bespoke garden room, largely glass. When we extended to the side of it, and the windows on that side were removed, we were relieved to find large round galv steel posts in each corner, bolted to lintels going across the top.

Got you.  We're making a list of questions for the surveyor as we go through the report. Will see what he has to say. That's really helpful of you. thank you very much.

    You are welcome.
Good luck with it - it looks like a 'proper' build, so almost certainly it'll be fine.
