@Section62 the question is - why would he say no ? Could he have been trying to conceal something? Or simply couldn't be arsed to produce the documentation for it? Yes I appreciate it's all speculation but just trying to understand why you would say no to clear extension works...

Often with probate sales you simply get "no comment" to all these questions, as the executors genuinely don't know any more about the history of the property than you do.13 -

Thank you everyone, I suppose next steps are to enquire with local authority? If we do not indeed replace with a modern conservatory , I assume we don't need planning permission but best to notify them of this ?0

If we do not indeed replace with a modern conservatory , I assume we don't need planning permission but best to notify them of this ?There are several questions people have asked which really should be answered before anyone can give you further advice.But as a general principle, if development has been carrious out without the required consents then it is usually unwise to bring this to the attention of the local authority, unless the plan is to apply for retrospective consent/regularisation, as appropriate.Also, never assume you don't need planning consent. Always assume you do, until you've confirmed you don't.2
