update on my useless estate agent

well the board went up, we had two viewing books (woo)
one was last week - went well but they had seen another property they liked more
second one was today - spent the last two days cleaning, tidying, doing the garden - everything the house doctor advises
half an hour after they were due to come, i call the estate agent, to be told "they cancelled last week and it says in the diary that the other lady had called and told me!" well now let me see - if i knew it was cancelled i wouldnt have bothered to do all this extra cleaning etc and i wouldnt have called you either
am now soo mad with them, I have decided that unless the proper estate agent calls me to start grovelling, I will be handing our 14 day notice letter to them and getting another estate agent in ready to put it on the market with them the day after our 14 day notice period ends
im soo annoyed that we have basically wasted nearly two months with them - to get just one viewing and no one actually interested and we need to sell asap as this is costing us more money
i intend to check the omburdsman to see if they have actually done anything malpractice wise (given us a wrong valuation, not put our for sale boards up for over 2 weeks, not marketed us properly, not done our brochure for over 2 weeks)

I see that there are now *gulp* 600,000 properties listed on rightmove.
Does seem to be a huge glut building up.
Maybe you've got terrible EAs. Maybe it's just the state of the market. I don't suppose you'll really know until you change agents.0 -
Ring them tommorrow morning ask for the managers name, speak to him/her.. tell them that your.. EXTREMELY UNHAPPY with todays situation, ask them what they are doing to market your property, how many sets of details theyve given out.. check how many times its been advertised, and ask how they plan to market in future... When He/ She has answered all your questions, done sufficient groveling, and licked the soles of your feet clean!!.. Tell them to polietly,, go forth and multiply!!,,,,,,,,,,,,,,
Two weeks for a FSB to be erected !! oh oh.. only 2 veiwers.. er correction One!!!.. in 2 Months... I DONT THINK SO!!! .. what did you say they are called!!! " Town and country , couldnt sell a house if my life depended on it agents...." :eek:
then go home and make a few calls, ask your friends .workmates,etc who they would recommend.. Im sure that youll find an agent thats Gonna WORK for their fee not just sit with their fingers crosssed hoping for the best

It's not the agent, it's the market.
The number of sales has collapsed. Countless properties for sale. It's only a matter of time before prices tumble.

I know your all annoyed at the estate agents..
But look at it this way... they are about to go bust ! Out of a job ! Caput ! Debts mounting up by the !!!!load each and every month as the sales volume continues to dry up !
And NO ONE is going to give a penny to the International Save the Estate Agent Appeal ! ... :rotfl:
Perhaps some prozac will help the estate agent perk up a little and get around to returning the calls about bad news i.e. cancellation of viewings....
The problem is the Estate agents remember the days of easy selling, high valuations... and like the Dodo's they can't adjust and many face extintion !0 -

Try and ignore all the scaremongering, truth is no one knows what the market is going to do!
If I were in your shoes I'd contact the Citizens Advice Bureau and see what rights you have and if you can get out of any contract with this agent immediately based on their utter incompetence.
There ARE still properties selling (seeing more and more "sold" signs going up in my part of Kent) and there really is no excuse for such shoddy service.
