H.M. Land registry property alert service

Hello,

I signed up to this service a while ago and had a few emails over time which I have taken a cursory look at. I just received another one this morning and thought I would take a closer look this time.

I am struggling however to glean any detailed information about what they are alerting me to.

Included in the email are the following references :-

Property alert Reference Number      XXXXXXX

Title Number                                      XXXXXXXX

Customer Reference                         Sales/XXXXXXXX

HM Land Registry Reference            XXXXXXX 

When I go onto the Land registry site I cannot find anywhere to enter any of the above information in order to find any further information, I just get a message back to the effect that they do not recognise the reference entered.

Could anyone point me in the right direction as to how I can get further information on the alert they have sent me please

    Do you remember which property you originally signed up to receive alerts on?

    I have just looked at mine - they all seem to be searches or applications lodged by solicitors - usually when someone is buying a property or it is being registered 

    I own a flat that has a separate freehold title so whenever any flat on the site is undergoing conveyancing I get multiple alerts. 

    I don't think there is any way of getting more info about the search online, you may have to contact them directly

    Yes, it is our current house that is registered for updates but the alerts seem to be for multiple properties in the same area (including ours of course).

    Thanks, that is pretty much what I thought was happening, it seems to be a case of  'We are informing you of something that is happening but we are not going to tell you what it is'.

    Sounds like you've put in the wrong title number, and you're getting alerts for the developer's (or freeholder's) interest in the whole estate rather than your property.

    Was your house a new build? Mine is and I seem to recall a new separate title being created once the TP1 was processed by land registry, the original title was just described as “land to the south side of XYZ  lane” and covered the whole development- so if you’re using that title number you would be getting alerts potentially every time a house on the development has an update.

    I think that is probably true, we have since purchased our freehold so it may be historically linked to the original freeholders title.
    However it is still the case that entering the title information included in the notification into HMLR website fails to generate any further information.
