Property Factors Scotland

I know this isn't correct platform but don't think it comes under mortgages either and English members may not know what a factor is.

My son is thinking of buying his first property, a flat. He asked me to look into the factor. It's a factor that's been struck off the register and on Companies House they were dissolved last year. But they still seem to be trading! Can they still trade as a factor even if they've been struck off? If they are trading, can any complaint still be referred to the Housing and Property Chamber? Or does it sound like they've already been through that procedure if they've been struck off? Would you buy a flat with a rogue factor?

I've only done a quick internet search but this site may be a good starting point

    https://www.gov.scot/publications/property-factors-scotland-act-2011-code-conduct-property-factors-2/

Basically,if they aren't on the register they shouldn't be offering a factoring service. How your go about complaining, I haven't looked into.

In answer to the question of would I buy a flat with a rogue factor - no, nor would I buy one which was self factored/had no factor. It i s entirely down to personal choice, but it the company isn't registered as an actual company any more, would you feel comfortable paying them to provide a service?

Thanks gazebo. The flat isn't in the best of areas but they seemingly charge £500 for joint block insurance policy, which I found out about from another Home Report I found online from 2021. I have a rental in the west end and that charges £600 for a 'very good' policy. I'll have  chat with junior. Going to call the rogue factor also.
