Valuation Office challenge office space vs kitchen space

Hi,
We rent an office with approx 50sq m and the V.O. charges us £415 per sq m. This hasn't been updated since 2017, but I want to turn 10 sq m of the space in to a kitchen area (just fridge, electric hob, table and cupboards etc) for the staff. I believe the kitchen area would be charged at a much lower rate than the office space, but I don't want to open a whole can of worms where the VO? Does anyone know if kitchen areas are charged less than office space and does anyone have any advice on whether this claim would be successful?

Kitchen may be charged at the same rate.
If you find your valuation on the VOA website you can check valuations of similar properties.
