  • The RICS valuation expires because it’s a shared ownership and the housing association put a 6 month period on it before they want to go through the process again (I assume because they get their 1%). The mortgage is the bottom of the chain, ours doesn’t expire until October. Bottom of the chain don’t know if they’ll get a mortgage extension as wife is going on maternity leave in September but they are going to ask tomorrow. So everyone is desperate to complete ASAP.

    We are at the top of a chain of three, so its us (moving into an empty house), our buyer and their buyer (BTL landlord). One thing I have learned is that you are wasting your time trying to work out anything resembling dates with solicitors. 

    We are nearly 6 months since accepting our buyers offer and I ended up telling the EA if we don't complete by the end of July, we are going back on the market as I was sick of things moving so slowly. The first set of enquires on ours was in April and they have only just finished the last set!. EA reckons everything is in place now and we would need to exchange tomorrow to meet the deadline of the end of July.

    Chased EA yesterday, nothing heard back. I am expecting to find out today that exchange tomorrow is not happening, we have completely lost faith in this process to be honest. All we want is dates to work to.
