You said you have a combi. Where will your hot water come from if you take it out? You need to factor in the cost of fitting an immersion heater as well. You could just use the combi for hot water but that means the standing charge for gas is effectively dead money.
If you have gas you should keep it except in really quite rare circumstances which sound like they don't apply to you.

I agree, for the informed here, it's a red flag and we would all value properties differently. But the majority of the public have no idea of running costs of panel heaters til it's too late.0 -
Buyers are already looking at the EPC and thinking, do we have the money to do all the recommendations.
I don't think the OP planned to rip out the heating, Maybe just having it set very low 12c? using the TRV and topping up the main rooms as needed?0
