    Did some work to my niece's new home that had been a rental. Found cables in contact with central heating pipes and the gas pipe to the boiler - Both should have been a failure in my opinion.

    If the house you are looking at is £30K under neighbouring properties, it would be wise to dig a little deeper and have a full survey done. It might highlight issues with the roof or some structural defects that you missed when viewing -  Either of which could easily blow your £25K budget out of the water.

    EICR - Electrical Installation Condition Report - is not a certificate but a report.

    My impression is that people often overpay for doer uppers. If this is only £30k cheaper than one in good condition, it’s not really worth the bother perhaps?

    If you are a flipper, then probably not a lot of profit (if any) in it. As a long term home, you could spend the same getting a decent condition place decorated to your liking. At least with a £25K budget, that would include finishes to suit the OPs taste - That is assuming there are no hidden horrors to swallow the budget and more.

    Up north £25k is a good budget 
    kitchen £5k
    bathroom £5k
    windows and doors less than £5k unless you want rock doors 
    So plenty left to insulate the walls and other small building work 
    A thankyou is payment enough .
