Confused on my section 21 notice!

    Have you changed the locks on the door? If not, that's your starting point given your LL sounds like they might try and gain entry regardless.

    I'm not enough of an expert to comment in detail on your other points (others on here can and will), but there's definitely another potential problem to consider with tax and a landlord living abroad

    Well, you can and probably should be looking for places to move to.
    You can obviously take whatever time you need but eventually the L will get their act together and you will have to leave.  You now have the advantage that you can go on your own terms and in your own time and furthermore you can negotiate some "incentive" when you find somewhere suitable.  If you just sit and wait then those opportunities will be lost.

    Just bear in mind if you continue this route you are unlikely to get a reference and therefore will make it difficult if not impossible to rent again.

    1. Is your deposit registered?
    2. Do you have a UK address for serving notices to the landlord?
    3. Is your gas safety certificate up-to-date?
    4. Are you letting via an agent or direct from the landlord?
    You may want to ask if they are declaring the income or whether you should be sending future payments to HMRC? (Only if she gives further hassle).

    Also check whether you received the 'How to rent' guide when you moved in, if not the LL will need to reissue you the notice which will give you more time.

  • How much has she offered you? It may be wise to negotiate a price to leave as it may be preferable to digging your heels in and not getting a decent reference for finding somewhere else.

    This.. You are free to negotiate and may feel there is a point where you would be ahappy to leave without waiting for her to get her act together. e.g. £x, agreement that tdeposit is returned in full with no deductions, positive reference confirming that you havepaid rent in full and on time and have not breached the lease in any way (all of which I presume are true - her personal annoyance with you for holding her to her legal responsibilities are different!) 

    If you do come to n agreement make sure it s on writing and riewed by a lawyer before you sign or move out.
