How come you don't have both the contractor's warranty, and the insurance policy??!! Apart from anything else, in any dispute the contractor might just say "what warranty/"? Common sense.As suggested previously,a) check the paperwork, not what the contractor tells youb) contact the insurer, not the contractor.But at the end of the day, assuming the fee is genuine, who will it benefit most to transfer the warranty? You or your buyer? That's the starting point of your negotiation......0

I completely agree that there is something not quite right about all of this, but given that he has at least done the roof, he's done videos of progress and photos etc, and i was here the whole time they were working (keeping an eye on them), I was a bit naive about the guarantee etc. It's really just on the builders letter head. Not a clue about insurances etc etc. He has a company name, it's all registered etc , I did check that out. I feel like he's just a bit rubbish at the paperwork but I could be very wrong, he could be shady. This would be important to me as I need work doing at the new house, so I do need to know he's all above board before I use him again.
I feel like next time I'm in this situation I am going to withold final payment until I get the paperwork in order.
The new buyers are a company who will be renting my house out. So as for compensating them against the bad neighbours, I'm hoping they put in tenants who are worse than the neighbours so they know how they have made me feel all of these years.
My estate agent has advised me, as someone else did here - supply the guarantee and see whether they ask for more information. At the end of the day if I have to pay it, I will suck it up and not risk the sale but depends what they are being like on other matters of the sale I suppose. I had 3 buyers for my house and my EA recommended this company as the most straightforward. They didn't even want a second viewing, and haven't been bothering me to measure up for curtains etc!!!Less stuff, more life, love, laughter and cats!
Even if I'm on the shopping threads, it doesn't mean I'm buying! Sometimes it's good to just look and then hit the CLOSE button!0 -
If it's not even an insurance-backed guarantee (from your point of view) and any future assignments (never mind claims) are going to be subject to the builder playing funny b*ggers, I doubt it's of any great value - certainly not worth paying £300 every time there's a change of ownership.1

I got a 25 year timber guarantee when I moved in here and tried to ring the company the first week, my surveyor said the roof might have woodworm. Unfortunately the company had dissolved two years after the work had been done, and wasn't insurance linked.
It would give your buyer peace of mind? Wish I'd asked my vendor to transfer to my name.
