Restrictive Covenants on a Non-New Build House
Hello all,
I am reviewing a contract pack sent from my solicitor and providing feedback. One thing I have noted on the registry is some restrictive covenants in the copy of the transfer. The house I buying was built circa June 2014 by BDW. See extract from the registry below:

I am awaiting this copy from my solicitor but in lieu of that, what are typical examples that would be listed? Also as this house is no longer a new build and (as far as I'm aware) there will be no further houses built on the estate, does this have a time window (e.g. 5 years) so it may have been valid on day 1 but 8x years later the restrictive covenants are moot?
Thanks in advance!

Mine had a list, included were not to keep a caravan or boat on the drive. Not to keep chickens,
not to install a fence or wall (i installed a fence immediately nothing was said by developer who was still on site)
there are others which i can't remember. No date given for them to end so i assume forever.2026 wins - Parker Pen, American Sweets bundle, dish magic bundle

Washing lines, really? What resriction and how are you meant to dry your clothes, especially on a day like today!

I have a restriction - from about 1900 - that I must dry my clothes in the back garden and not the front.

Tbe usual new build covenants are intended to keep the estate tidy until all the houses are sold.
However, there are exceptions. A small group of new houses were built near an old church, and they have permanent covenants which basically say that the church (and its bells) were here first, so don't even think about complaining about the noise....

It’s usually more along the lines of your washing not being visible from the street, I.e. you can still use your back garden.maton91 said:Dazed_and_C0nfused said:Animals, vans and washing lines are some relatively common ones.

Caravans and commercial (sign-written) vehicles is a common one. I wish someone would try and enforce the caravan clause around here......!#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3662
