    Thank you all for taking the time to reply. I think we’ve weighed it up am I think permanently making 3 single rooms May devalue the house or make it less desirable.  We are going to look at using the B and Q room dividers in the second bedroom to create some separate space. Once I’m back to work full time we will look to sell!  Hopefully by then things in the economy may be more settled (let’s hope)

    I don't see the stud walls as permanent, it could all be taken down to sell.

    Them wall dividers would not have lasted a day in my house when i was a kid, And the different bed times was a very real problem.

    There is a honeycomb cored plasterboard product available - https://www.ceilingtilesuk.co.uk/product/europanel-honeycomb-plasterboard-panel-1200-x-46mm/ - Comes in different lengths up to 3m (1.2m wide). Various pressed steel profiles can be used to fix the stuff to floors/walls/ceilings for a quick divider. Used them in an industrial unit when we needed to create some office space quickly.

    I’d be re-jigging the ground floor to open-plan kitchen/ living/ dining but with a snug/ adult space/ study near the front door. My reasoning is that small children prefer to play near the adults and adult(s) can see that they’re playing safely even if they’re in the garden by the French doors. 

    Later on the bigger space is great for entertaining.
