South london area advice

    And Nunhead has that lovely community pub, the Ivy House.

    Helplesssheep i don’t think safety should be of concern.  You can meet a Wayne Couzens anywhere, but that’s no reason to worry about walking round London at night.  I do it all the time and I’m willing to bet that I am 40 plus years older than you are.

    When you do buy a place, get a burglar alarm. Simples.

    More important things to think about are whether you like the area, and how you are going to get to work.  Central London is cyclable from all the places mentioned so far.  If you need a car think about parking.  If you commute by train, think about which terminus you need most.   One thing areas close to Croydon have in their favour is that you can get just about anywhere from East Croydon, South Norwood has the Overground, Penge has a line to Victoria and one to Charing Cross, etc.

    Yes it's a nice area but it would be out of OP's budget. The cheapest/best I could find was this for £385k:





  • Yes Nunhead is way out of budget unfortunately!  I lived in SE London in other areas for many years, so I do know it (and London) well, just not every area.

    Safety as a woman question mostly refers to considering me walking home alone at night from train stations, if the train station is a bit of a walk. Not about the actual property. Based on my own experience, I do want to live somewhere where the walk to/from the train station feels relatively safe..

    London is often exceptionally mixed, and so these things can look oddly on the maps. Our street has one side of the road being all either modern warehouse conversions or blocks of flats/townhouses that have gone up in the last 30 years, 2 beds go for £550k+ and townhouses for £1m+. The other side of the road is a mix of LEA flats, ex-LEA houses and new build private flats of similar pricing to the other side of the road.

    If you look a the 2019 map its a bit of a mess... all the non-LEA on the road are in the 10% least deprived area but the LEA/ex-LEA are varying between 10% least deprived and 15% most deprived. Some buildings are divided with half in one and half in the other.

    Seriously I walk home alone at night in all sorts of places, no problem. 

    It is however a good idea to live within 10-15 minutes walking distance of a station because otherwise you are adding unnecessarily to the commute.

    Without wishing to downplay your charms, I do think this is a particular problem for younger women!  I remember living with a 21 year old who had to double back off the residential street along which she was walking home to seek refuge in a shop, because some scary bloke was following her off the bus after bothering her for her number.  That was in South East London.

    My sister has lived in Lee for many years and I know the area pretty well and seems fine to me as does Grove Park and Hither Green. Not as familiar with the other areas mentioned so wont pass comment.

    My sister lives on the edge of Dulwich, near to Tulse Hill station.  Seems a pretty safe area to me.  
  • I am still looking in various places in SE London - across different boroughs. Came across this place, recently reduced, but been on market since Dec 21. Can anyone see any red flags for why it hasn't sold?
