I've just realised I don't have my title deeds.  I paid off my mortgage (originally with Alliance & Leicester now Santander) and have a letter from Santander saying that I have paid off the mortgage.  I asked them where my title deeds were and they said they were posted out to me (about 5 years ago) I said I didn't receive them and they just said that there was nothing  they could do as their records show they were posted out.  Although I have this letter, I'm worried that having no deeds will cause problems when I come to sell.   Can anyone suggest what I can do?  Thanks.

Is it registered in the Land Register (if you don't know, roughly where and when did you buy)? If it is then there's absolutely no value in the "title deeds", as anybody would be downloading an up to date copy of the title from the registers.

If it's registered in the Register of Sasines then the original deeds can be better to have (colour versions of plans etc) but copy deeds are easily obtainable.

In any event, not worth worrying about until you come to sell.
