It surely cannot be a 'big' job? It's just timberwork, surely?!
It depends whether the walls and foundations have the loadbearing capacity for the additional loads.

It could be a 'demolish everything and dig new foundations' job.

Precisely, which is why in that same post I wondered if TE could get the spec of this garage and its founds from the Planning Portal.

  • I contacted a builder I used a few years ago today for a small job at our previous home, interesting reply:

Hi there, thank you for the offer but we have had to cancel other jobs of a similar nature due to the massive increases in materials, we actually are not able to guarantee available or final prices on anything other than a job that can be done right then and there, for instance, we had a flat roof 6mx6m extension to a cottage priced at £35,000 from planning to finish the customer waited just over a year for legal reasons and amassing funds, when we went to adjust prices for increases and availability the same job came out at £82,000 bare in mind we dont earn a penny more, after that and two similar we stopped doing this type of work altogether, I hope you have luck finding somebody how does, and as always beware of cowboys there are more now than ever, kind regards Jimi.

    Depressing, isn't it.

Our insurance broker reporting that lots of builders are going to the wall or changing career.

The last thing we need when our country is woefully short of labour.
Everything that is supposed to be in heaven is already here on earth.

That's even worse, then. Most folk (me included) were assuming that builders were having a great time :-(
I suspect - down here in the SW - they are. The only complaints I've heard of are that they are too busy.

It's great from the point of view of having no shortage of work, not so great if you quote for a job and then the materials go up in price (or are unavailable) and the client (a) refuses to pay extra and (b) moans like fury that the work isn't being done quicker/you aren't turning up 'on time'.

The subject has come up on this forum quite a few times in the last 12 months or so.  Being hassled by demanding customers is no fun.  I'm glad I'm not in that position.
  • We are thinking we will set aside £20k and see if the construction market settles down over the next 18 months or so.
