EPC for Refurbished Property

I’m looking at a property that has been refurbished throughout. When it originally went on the market pre-refurb, it had an EPC done (which was ‘F’). The question is, is it a requirement to have a new EPC done?

No, as long as the original EPC hasn't expired.
But if they had made real improvements to insulation, heating systems etc beyond just cosmetic improvements, then they would be mad not to be spend £50 on a new EPC to advertise this - particularly with everyone being more conscious of energy costs.
Their refurbishment may not have actually improved anything.8 -
If you look up the full EPC on the gov website it should list the recommendations and the points it would add, so for new windows ,boiler and hopefully loft insulation you can work out what the new one could be.1

It seems odd they haven't had one from an F but it might be in progress?
I've just had an offer accepted on a property that also has an EPC pre refurb.
Mine is a D and it only had single glazing when it was done so it hasn't really bothered me.
An F though I would think they would want to make the property more appealing by having one done.
Have you asked if they are getting an updated one done?

Completely bonkers for the landlord not to get a new EPC if they’ve refurbished the property. Probably a lack of organisation not to get it done before marketing for letting. I would make that a priority or at least say in the listing that an EPC is in the process of being done.They will need one that is E or above before letting, unless they can prove they have spent £3,500 and that wasn’t enough to get it to an E, and apply for an exemption.
