Just had homebuyer survey done house looking to buy. Flagged a few things as expected given 1930s property but only concern to us relates to the roof.
Before we consult an roofer does anyone know if these issues are interrelated or could work be done on one before the other, to spread costs of repair/updates:

1. We are of the opinion that the roof slopes will require continual overhauling, the need for which is
likely to become more widespread as time passes. A suitably competent contractor should be
commissioned to give an estimate for continually overhauling roof slopes, together with a quote for
re-covering roof slopes and an estimate of the life expectancy of the existing roof covering, so that
the economic feasibility of continuing to overhaul roof slopes can be considered.
The cost of installing a modern breathable membrane and re-covering the roof should be
considered prior to purchase given that the lime mortar torching will continue to deteriorate (flagged as AMBER)

penetration may occur. This may allow dampness in close proximity to timber increasing the risk of
decay therefore it is important to maintain the covering in good condition. In these instances, it is
recommended you consider the cost of removing the roof covering and replacing with modern
underlining battening and re-covering prior to purchase (flagged as RED)
Report does say roof in reasonable condition for property age, but I guess with anything there is wear and tear. So just wondering if these issues would need to be addressed at the same time i.e whole new roof...?
