    So it sounds like everything is sorted except the enquiries?  Do you know who exactly is your solicitor? Ie, not the PA, or Admin person but the actual solicitor?  The reason I ask is that it took a while but I got the solicitor details for my move and built a good relationship with her so that I could ring her direct.  Could you do the same?  You need to find out exactly what is outstanding to understand the timescales (or anything that may be sitting with you that you are unaware of).

    Its also worth finding out if you can exchange and complete same day or whether you need to have a week or something between exchange and complete.

    Thank you all for your comments. Have spoken to the solicitor today and all is in order, the seller just needs to organise for the boiler to be serviced and then we can agree a date to exchange, so fingers crossed for the 19th still

    You could skip that. How old is it? Has it been regularly serviced? Absolutely no obligation for the seller to have a boiler serviced. Surprised they agreed to it tbh, especially if they're (presumably) paying.

    Wouldn't bother, personally.

    And if I was the seller I most certainly would not agree. Not sure I'd even be happy with you paying to have your own service done.

    Yes but the Solicitor has no doubt faced countless calls on a Monday morning from clients who've just moved in and discovered the boiler isn't working and want the Solicitor to do something about it.

    As you say it's it up to the OP, so if the OP is happy to proceed without one that's fine, just bare in mind the risks.

    As part of a boiler service, the engineer should check the safety of the boiler - i.e. whether there's a risk of a carbon monoxide leak.

    So if a boiler hasn't been checked or serviced for some years - it's probably sensible to try to get a gas safety check or a service done before you move in.


    With a service, they'll also fire up the boiler, and check the boiler controls. So there's a bit of reassurance that those parts of the heating system are working, at least to some extent (even if there are problems in other parts of the system).

    You said the property was and ex rental so the boiler must have been checked annually?
