What stage are searches applied for? Before or after draft contracts are drawn up?

My vendor has applied for searches and the EA suggests I do the same to get things going. But I am not sure if this should be done before or after draft contracts are drawn up? Thanks for your comments.

    The timing of draft contracts being drawn up is irrelevant, it can be done at any time during the process.
    However, other things do rely on the results of the searches so getting them done sooner will speed the process up.

    Thanks both. My chain is incomplete so I wasn't sure. I instructed solicitor so that's fine.

    Some solicitors won't do them till they get the contract so it does depend...you risk losing the money I guess if the chain is not complete and the sale doesn't proceed which is why some solicitors wait till the chain is at least complete. We've always sent away once draft contracts are received. Ours have just come back in 10 working days so not bad! It's everything else that will take an age now 😄

    Yes, I think this is what was confusing me. My vendor has said they will go into rented to aid the sale. There are no guarantees but I suppose there has to be trust somewhere. I would also rather know sooner if there is something that might affect the sale. 10 working days is super quick!

    Many people say that. Not many carry it through. Many many posts on here complaining about exactly that.

    I'd want to wait for a complete chain.

    Unless they're not actively looking yet and actually want/choose to go into rented, for example if they're moving to an unfamiliar area.

    Yes you are right many don't follow through with going into rented. My vendor has applied for their searches too so I guess if they don't follow through we both lose...

    I know its so fast! We've not got our mortgage offer yet and it's still to be valued by the bank and we've not got our survey yet! Hopefully be ok or that's £300 down the drain! Wasn't expecting our council to be that fast 😄
