Buying a 2 year old Self Built House

We are going to view a property that is for sale which we have been told is 2 years old and was a self build project for the person selling it.
The house details do identify a couple of things that need finishing off, which is fair enough, but I would be interested if anyone has any advice about what we should look out for. Eg I’m aware that we (and our solicitor) need to check planning permission, and building regs but would self build houses come with any warranties usually? I’m not familiar with the self build process, and don’t know if people get any kind of warranty? I have a feeling I’ve read something in the past about some sort of insurance policy relating to self builds? But really not sure.
We would definitely get a full survey done, but I do appreciate that this does have its limits.

I guess what I’m really trying to think through is what questions we need to be asking, relating to the fact that the house is a self build project, when we see it.

A warranty is possible, failing that then a certificate by a supervising architect (or similar) - though the latter isn't quite as widely accepted by mortgage lenders (are you buying with a mortgage?).1

Thanks User1977. We don’t need a mortgage, but obviously need to ensure we’re not buying a lemon, so to speak. I will read up about certificates by a supervising architect, as that’s not something I’m familiar with. Thanks for the advice.0

Chances are a true self built house will have been detailed far better than any mass produced developer house.
Check the EPC certificate to make sure he did a proper job, seek the building regs completion certificate and a mortgage lender will want a warranty or atchitects certificate.1
