If anyone has a boiler from hassle free boilers beware they put a charge against your property until you finished paying for it after 12 years. Even though you never missed a payment

Well presumably that's part of the terms of the loan for the new boiler? And as a sensible moneysaver you read and understood those terms before signing up for the loan? (though a 12 year loan for a boiler? Crickey! What's the interest rate....?)Having said that if this is the company, I can't see anything on their website regarding loans for new boilers at all, let alone the terms of that those loans.0

Yes this is correct I have boilers with them. However, now they are failing to maintain them or reimburse me when I am forced to do repairs.0

irrelevant.
The mortgage lender would have the primary charge.
Loads of people have home-owner loans. Nothing to do with the mortgage lender.

This just sounds like a secured loan.
Idea being that someone with poor credit but who owns a property can borrow money with it secured on the house (so loan has to be repaid when house is sold).
Mortgage lender is always higher priority so they shouldn't care. Except of course when you sell the loan needs to be paid off to release the charge.
I have seen the same for water softener systems.
