What do your deeds say about what the maintenance firm has the power to do?  This is nothing to do with fleecehold, it’s maintenance of the estate.

It's very early stages yet in the property purchase so I don't know until solicitors obtain the documentation, but I wanted to gain some knowelege on the subject in the meantime

For my benefit what is the difference between my freehold property & ground maintenance and a 'fleecehold'?

Even if it is (or becomes) not particularly competitive for a share of cutting the grass, how bad can it really get? It's not as if they're going to be buying a diamond-encrusted lawnmower every year...

I'm sure there's other stuff you pay more than £60 a year for, and for which you have no guarantees about future price increases.

It’s just like paying for gardeners, cleaners, repairs.  There will be invoices for you to see regarding expenses, accounts to view.  We have a residents committee where the committee puts forward suggestions, ie we would like some apple trees planted.  If this is agreed with all residents then the tres get purchased and planted with the costs divided among the residents.
To be honest with councils only cutting grass about twice a year our estate is very well run and extremely tidy which can only help when someone is trying to sell their house.

The most important issue is what is the remedy if you don't pay.  What you don't want is a rent charge on the property.

The way ours works is that we are all shareholders of the management company. When you purchase the house you also have to purchase a share certificate. Make sure your solicitor gets a plan of the areas they are responsible for as we have had occassions when they have tried to say thay were responsibile e.g. the trees! Luckily we had the document from the solicitor showing exactly what was theres!

Brilliant, thanks all again very reassuring and some things to raise with the solicitor

For some reason I got this idea in my head that it became a fleecehold arrnagement (As per horro sotries in the news) whereas this is completely different. What is the difference for my benefit please, especially with a freehold property?
