how long are evictions taking

just want a realistic idea of how long I have as the rental market is dire where I live at the moment and I have to consider my sons last year in school
the s21 is all correct and all info given.
my only other concern is I paid a year up front and it says I will get back any remainder when I leave.
if the landlord is that desperate to evict after 5 months and can't cope financially, how do I know if he even has it? can I ask for it sooner?

Posting multiple threads about the same issue is against the forum rules.
But the answer is that it depends on the backlog of your particular local council - they will all have different timescales.4 -

Because you have had no answers i thought i would just let you know what is happening with my case
Tenant not paid rent so i issued section 8 on the 14th Feb. As soon as the 2 weeks notice was over i applied to the court for a hearing and i was given a date of 23rd May.
At the court hearing we were issued a possession notice and that gave the tenant 14 days to leave which would take her to 6th June.
6th June as come and gone and today i started looking at the Bailiff route. Everything online says to ask the county court for a leadtime for their bailiffs but when i rang today the recorded message said that all the phones were busy and they couldnt take my call!! so i had to email them - i am still awaiting a reply
I need to find this timescale because if it is a while i will need to escalate the case to the high court to expedite it
I am presuming that the S21 timescale will be similar except that the notice and would be 2 months as per the S21 notice

OP - the only way to get a "...realistic idea of how long you have..." is to phone up your local court and ask them.
Each court is in a different position with arrears ranging from some courts being completely up to date and others still having massive backlogs.

AFAWK, the OP isn't in arrears, so information about processing S8 evictions is not relevant.
You need to ask about the waiting time for basic S21 court cases, as S8 ones take priority. And it will vary from area to area.
The other factor being that if you've got an fixed 12 month term without a break clause, you can't be evicted during the fixed term.If you've have not made a mistake, you've made nothing0
