How much does it actually cost to buy a house?

Hi all,

So I'm looking to buy a cheap house. Around £100,000 to £120,000 (still possible in my part of the country - still in England, incidentally). I've never actually bought a house before, and obviously from my budget, money is tight, even though I'd be buying with cash and no required mortgage. So I was wondering, how much does it actually cost to buy a house? Being sensible, I think I'd need to get a survey done, then there'd be my solicitors fees...not sure about other costs...

What's the cheapest you can buy a house while taking sensible precautions?

The link from knightstyle is an Australian site so not sure if that's still relevant here. But Citizens Advice say this -

    https://www.citizensadvice.org.uk/housing/moving-and-improving-your-home/buying-a-home/

And there's some info from money helper here -

    https://www.moneyhelper.org.uk/en/homes/buying-a-home/estimate-your-overall-buying-and-moving-costs

And if you do a google search "costs to consider when buying a property" - lots of links pop up and you can browse them if you wish.

    Good luck!   :)

And don't forget you'll need to pay up front for a couple of months of estimated use of utilities.  And a few tiddly things like post redirection.  All the basic groceries for the kitchen and then everything else you need for the house if you have nothing already.  Lots free on local groups if the budget is very tight, or cheap from BHF charity shops.

Almost every house purchase involves either some DIY and/or contractor costs (eg electrician, decorator, boiler engineer etc), though you can of course choose to postpone or ignore these.

If it's your 1st property and needs furnishing, local auctions are great for picking up everything from kitchen white goods, cutlery, crockery etc to furniture to garden equipment - all for absolue peanuts.....
  • Right, think I'm looking at about £2500-2800, plus a few extras.  Could have been worse!

    Thanks.

You do not have to pay up front for utility bills at all at the moment I think they just grateful that and if it is paying them full stop

I've never had to pay months up front before. They have set the monthly DD on "estimated" usage though. For my last house that was nearly 3 times what I actually ended up paying once I'd got a couple of months actual usage on my account.

We bought 4 beautiful dining chairs for £56 plus auction fees.  They were immaculate, practically new.  The nearest to them I could find online we’re £150 each  :D
