    My neighbours and I had a similar idea a few years ago.

    The response was "no way"

    This absorption of famland into gardens does happen, but the existence of an outbuilding complicates things.
    Until relatively recently, getting residential planning on outbuildings was tricky, but then it became allowed in many more situations. This has altered the value of old barns etc considerably. For example, the modern barn we bought along with our smallholding in 2009 was almost thrown in free, as it needed repair and was something of a liability. We had to get emergency work done to stop it collapsing at one end. However, two months ago it was valued as a potential building proposition and it now represents about 1/3 of the value of the whole smallholding.
    If the farmer is willing to go ahead, albeit at a high price which the residents can afford, it could still be a good deal. It just depends on the exact details of the situation, which none of us here can properly evaluate.

    If the use you want to put the land to isn't agricultural then you'd need to get planning consent for change of use - and the land owner is unlikely to be happy with that if you only want to lease or rent it.

    Have you already established that the land owner is willing to let you rent/buy the land?

    What exactly are you planning to do with the land, and why 'lease' rather than buying outright?


    We have been given a price which seems excessive to say the least but I don’t know how much is a reasonable price….

    How much is the farmer asking for?

    We are buying a very small strip of land adjacent to our building plot  
    40 metres by 2 metres .

    We have a agreed a price of 10k ..quite high  & worthless to anyone but us ..so happy to pay it
