How long till exchange

Hey! 
I know the answer is different for everyone but just wondered peoples timescales- 
so we’ve answered all the enquires and has nothing back which is a good sign- our vender  still has 6 questions to complete but should be be long (think they’re about their solar panels)
I’ve signed the contract for selling our home. 
What are we waiting for do people think? How long or what is next!?!

  • Helo, I know hoe exciting this stage is for you but there are a number of factors which can impact your exchange (and completion) date.
    • Leaseholds can delay, depending on the lease agreement
    • it depends on how long the sale chain is 
    • Any queries raised from the searches in any party in the chain
    My advice would be to pack p as much as you can to get ready for moving, get quotes for removals if needed and then wait until you hear from your solicitor with the exchange and completion dates. 

    I don't want to dishearten you, but it's all in the hands of the legal teams throughout the chain and it can take a while.  We had our sale agreed on 14th Feb 2021 and we moved on 9th July... it was a very drawn out process.  That's not to say yours will take that long, it could go as smooth as a baby's bottom :)

    Its freehold 
    chain wise we have 4 - a btl cash buyer - cash buyer buying ours - we are mortgage (all sorted) buying an empty property (has been rented) 
    so we are quite lucky it’s not a massive chain but totally understand things take time. 
    We are currently packing and also getting quotes so seems we are doing the right thing so far hehe x
  • Sounds like it should be fairly straightforward in terms of your chain so I hope it all goes smoothly and quickly for you.  When we moved there was a flurry of activity, and then a really long period where nothing seemed to be happening and then all of a sudden we had 2 weeks notice of exchange and completion.

    We are buying from a vendor who is buying a new build. We offered 7th February and still not exchanged. Last two remaining enquiries on her new build have taken 2 months. 
    Some of our friends who had offers accepted after us have already moved in. It really does vary! You’ll get the report from your new house, sign and send that back with the TR1 and contracts and then wait to exchange. It really all depends on the slowest person in your chain though it sounds like you’re moving quickly!

    This could be a potential problem as some solar panel agreements can be problematic for mortgage companies.  Here's an example of a thread relating to this

    Mortgage already gone through with the solar panels not being an issue so that’s good! 
    It’s just a waiting game - I’m starting to hate weekends as I know nothing gets done hehe x
  • Are you tied into the solar panels. I viewed a house and would have to have taken on their deal. I didn't buy into it. Just wondering.

    The solar panels are bought outright and also not ‘rented’ as such- so we will now be the owners of them and get the benefits and the pay back of any profit they earn :)
