    The fact they had to apply to someone else for a mortgage is a red flag and sometimes buyers will delay and not answer while frantically trying to raise the funds. 

    There is a very high probability that this buyer cannot get a mortgage.

    I'd set a deadline and then re-market.
    Yes! I for it's not the case here, but a buyer who does not reply even to reassure is a red  flag. 
    I have had two buyer pull out, and the first who couldn't get the mortgage was a bit like this one and the second sent a nasty email when I asked her what was happening and I knew something was wrong then. Both pulled out of the sales. 

    Communication is key. People generally communicate well I have found until there is a problem.
