    Not really anything you can do to control it. Similarly your vendor might be worried that you might try and reduce your offer last minute as its been 7 months of waiting.

    We are currently selling and its been 5 months and counting, we still don't have an exchange date.

    I have no interest in increasing the price, at this point I just want the house sold considering we are moving into an empty property.

    With interest rates slowly rising and inflation going up, it would not be smart for a vendor to try a last minute price increase, especially if the buyer has already got their mortgage offer etc and the conveyancing is largely complete.
