Gosh. Why is it so hard to answer the question without getting into aspects the OP did not ask for help with? Why can't we just do facts, without adding our additional twopenneth where it isn't required? Once the house has been distributed to the beneficiaries, the beneficiaries would become the new owners of the property. Rent would be paid to the beneficiaries from that point onwards.
Rent is subject to income tax. NOT capital gains tax.
I would have thought that income tax would be payable by the estate before the property has been distributed, and by the beneficiaries afterwards? You might want to check that with an accountant.2 -

Keeping the property as part of the estate is not a long term solution - if you and your sister are the joint beneficiaries and want to rent the property out then is there some reason you don't want to transfer the property into your names?As above - income tax would need paying.But a banker, engaged at enormous expense,Had the whole of their cash in his care.
