A thought that just occurred to me. Would someone who inherits a house be able to 'sell' their share via something like an equity release scheme, if the other sibling was unable to raise sufficient funds to buy them out?

No, no one wants to by part of a house. The only way forward is to sit down with a solicitor asap to draft a will that meets you concerns.
