    But. Have you had Building Control in to check the lintels/steels yet ?

    Yes, but the work had not been carried out correctly so the builder had to rebuild part of the wall. The inspector is coming to check again on Tuesday.

    My immediate thoughts are
    1) the schedule of works is far too vague and
    2) The payment schedule is equally vague
    I assume you has a structural engineer or architect define the works required  did they not help you sort out a proper contract with the builder?

    I did use a structural engineer but he didn't sort out a proper contract for me. I didn't even know they could do that?

    Really? For a £9K job?
    The structural engineer only made the calculations for the work to the load bearing wall and the adjustments to the fire place, which did not cost £9k. The £9k was to do all the work, including, plumbing, electrical work and fitting the new kitchen. I had the calculations drawn up, then found a few builders to quote to do the work.

    Well since the OP didn't draw up a decent contract that could be relied on (and hence the current problem), paying a professional to do so would have been money well spent.
