Thanks for the responses, Yep does sound like a long process and the question will be to find good solicitors to take the case on and evict the squatters. From what I have been reading, if the main tenancy has ended then the sub-let tenancy will also end with it as there is no basis of this policy.

I have just realised I have the HomeLet rent Recovery Plus cover. Does anyone know if they would cover this case as strictly speaking the tenant isn’t in rent arrears.0

Ask them as technically the tenant has surrendered the keys but not given vacant possession and owes "double rent."If you've have not made a mistake, you've made nothing1

How did you not know the house was overcrowded? Did you do regular inspections of the property? If it has gas and electricity supply, did the relevant tradesmen not spot something amiss when they did their statutory safety inspections?0

So it was a family unit and wasn’t over crowded. I’ve even had a house survey done and nothing looked out of the ordinary. The house is a large 4 bed and looks like more people have arrived recently0
