Engaging with a builder...

We recently purchased a detached bungalow as our final 'forever home'. The house needs renovating. We have had an extension plan drawn up (it is within permitted development. therefore does not need planning permission). We have received several quotes and have decided on a builder.... we are waiting for the builder to start. However, we want to enter into some formal contract/agreement so that we are not exposed if, for example;
- we transfer monies and the builder does not deliver
- the builder, for whatever reason (e.g. health), is unable to meet obligations
We also need to make sure that;
- the scope of work is understood and agreed by both parties
- payment schedules are agreed
We don't want to be to perscriptive as we want a good working relationship with the builder. Are there any free standard templates available to use/plaguarise?
Any advice, help would be appreciated.

Is the builder a member of the Federation of Master Builders?They offer a contract which is free for all members to download and all members should use it.Everything that is supposed to be in heaven is already here on earth.

Haven't things like stage payments been discussed? You do need something in writing before you let him begin any work.

You should have a copy of their Terms and Conditions and what type of insurance or does their insurance cover for any of the points you mention.
