New build house and charging point

Hi, I keep seeing that the govt have said that all new build houses should have an EV charging point. Our new build (ready in in September) will only have an outdoor socket - rather than a charge point.

can anyone please point me to the new regs……whether it’s a charge point or just a socket.

    The regs say that the charging point must provide a reasonable charge rate and be able to support all EVs. It does not state a minimum charge rate so I suspect most will provide nothing more than an external 3 pin via a dedicated circuit. Which will meet the any EV criteria but you will be stuck at granny charger speeds which most EV owners would not regard as reasonable.

    As long as the dedicated socket is wired using 6mm cable then it would be a simple task to get the charging station of your choice fitted to replace what the builder provides.

    I agree - provided that the circuit is not part of a ring main. I was left in this situation with a new build 3 years ago. The electrics sub-contractor removed a socket from a 32amp garage ring main - labelled EV - and installed a Rolec EVSE. His defence was that he hadn’t done any EVSE specific installation training! He also failed to notify the DNO of the installation.
